What a Raya townhouse actually is
Raya is a single row townhouse cluster in Classic and Modern designs, and the layouts are consistent, which makes it easy to quote accurately. Three bedroom homes run about 1,876 to 1,993 sq ft, and four bedroom homes about 2,347 to 2,353 sq ft, across two floors.
That matters for one reason. A handover clean is priced on how much home there is and what state it is in, not on a package name, and Raya's sizes sit in the same band as the older townhouse clusters at Sun, Joy, Spring and Ruba. A Bliss or Bliss 2 home is a different job despite similar bedroom counts, because a duplex or triplex holds more interior and more staircases on a smaller plot. So the honest answer to "what will it cost" is that we quote it, and for a Raya townhouse we can do that from your layout and a couple of photos without a site visit.
Why a brand-new home needs the biggest clean it will ever get
It reads backwards. Nobody has lived in it, so how dirty can it be?
Builder dust is not household dust. It is the fine residue of cement, plaster, gypsum and tile cutting, it is slightly alkaline, and it settles inside everything the eye does not check: cupboard interiors, drawer runners, wardrobe shelves, door and window tracks, grout lines, appliance gaps and the top of every frame. Wipe it with a damp cloth and it smears into a film. Vacuum it with a household machine and the finest fraction blows through the filter and resettles an hour later.
A proper handover deep clean is built for that: a full team working top to bottom, inside every cupboard and appliance, with equipment that captures fine dust instead of moving it around.
The order we recommend
1. Finish snagging first, then clean. Let Emaar's trades complete their touch-ups before the big clean. Fresh paint drips, adhesive, silicone smears and sticker glue undo a finished clean, and removing them is separate work from cleaning. Clean once, after the trades are done, and you pay for one job instead of two.
2. Have DEWA connected before the cleaning day. This is the single most common reason a handover clean gets pushed. A deep clean needs running water and working power, and machines need sockets that can carry them. If anything in the home is not yet live, tell us in writing before we confirm the booking so the team arrives with the right plan.
3. Leave the protective film on until cleaning day. The blue film on glass and appliances has protected those surfaces since installation. Peel it during the clean, not weeks before, and what is underneath comes up new.
4. Deep clean while the home is empty. An empty townhouse is the only time floors get done edge to edge and cupboards get cleaned inside without unpacking around them. 5. Clean the water tank before the first shower. A new home's tank has held standing water through construction and handover, sometimes for months. Dubai Municipality guidance is a domestic tank clean at least twice a year, and the day before you move in is the cheapest peace of mind in the whole process. 6. Do the AC filters and vents. Fit-out dust sits in the filters and grilles of a brand-new system, and the first summer runs it hard. Filter and vent cleaning is from 199 AED per unit, 20 to 30 minutes each, with 10% off for three or more units in the same visit. 7. Book the windows inside and out together. This is the one most people get wrong on a new build. Interior and exterior window cleaning booked as a pair includes basic cleaning of the tracks and rails along with the frames, because a track can only be cleared properly when both faces of the glass and door are being worked on. 8. Plan a lighter second pass. Two or three weeks after you move in, a shorter visit picks up what settled while Anya, Anya 2 and May kept working nearby. In a finished community one great clean is the whole story. In Arabian Ranches 3 it is ninety percent of it.

The Emaar first year is your free-fix window
Worth knowing before anyone cleans anything. Under Dubai's framework for new homes, the developer carries a defects liability period of one year from handover on mechanical, electrical and plumbing work, and ten years on structure. Your Emaar handover pack sets out how to log a claim.
The practical consequence is this: do not quietly clean over a defect. A slow drain, a tap that drips, a socket that does not work, a door that does not seat, a stained grout line that is workmanship rather than dirt. Photograph it, log it with Emaar, and let them fix it inside the window. Our team flags anything of that kind when we see it, and says so plainly rather than working around it, because a cleaning company is not the right party to fix a defect the developer still owes you.
The same logic applies to the air conditioning. We clean filters, grilles and the immediate vent surrounds. A good share of Raya is investor owned, and a home that will be listed rather than lived in wants a different sequence. Clean it once properly while it is empty, photograph it the same day while the light is good and the glass is clear, and list it clean. Can you clean the Anya homes before they hand over?
Not before the developer has handed the keys to you, no. What we can do is hold the date. Tell us your expected handover week and we pencil in the deep clean, then confirm once you have keys and snagging is done.
