Arabian Ranches 3 is where we live and work. Twin Cleaners is based inside the community, 650+ AR3 households already use us, and our team starts the day minutes from every cluster. That is why we know the difference between a Bliss triplex and a Raya townhouse before we arrive, and why weekly slots here hold.
This guide covers every cluster, what each kind of home needs, where the dust comes from and what it costs to keep on top of it.
Arabian Ranches 3 at a glance

Why Arabian Ranches 3 homes dust over faster
Two things set this community apart from a finished neighbourhood.
The desert edge is close. Glass, patios and outdoor furniture pick up a dust film faster here than in greener parts of Dubai. Window ledges and AC filters show it first.
The community is still growing. Anya, Anya 2 and May are active sites, and fine dust drifts across the occupied clusters while they build. More clusters will hand over before the community is finished.
So the pattern that works here is not a big clean every few months. It is one full reset, then a fixed weekly slot, with glass and AC filters on their own plans:
- A weekly maid visit keeps floors, surfaces, kitchen and bathrooms reset before dust turns to grime.
- Windows on a plan. Our window cleaning uses pure water, carries a 7-Day Rain Guarantee, and a monthly plan saves 15%.
- AC filters every one to three months. Filter and vent cleaning is from 199 AED per unit, with 10% off for three or more.
Townhouses: Joy, Sun, Spring, Ruba, Raya, Anya
Most of the community is three and four bedroom townhouses over two floors. A weekly visit of three to four hours covers the floors throughout, the bathrooms, the kitchen properly, dusting and bed changes.
Our housekeeping service gives you the same vetted cleaner every visit, on a fixed day. It is 40 AED an hour when you provide the products, or 50 AED when we bring everything, with a two hour minimum. On a regular plan the rate drops to 36, 32 or 28 AED an hour at one, two or three visits a week, on sessions of three hours or more. Our cleaning plans page shows the full detail.
Bliss and Bliss 2: more home on less plot
A Bliss duplex or triplex holds more interior and more staircases than a townhouse with the same bedroom count, and very little garden. That changes the clean: more time inside, more stair rails and landings, and less outdoor work. Plan a longer weekly visit than a Raya or Sun home of the same size, and a yearly deep clean to reset the grout, the kitchen and the inside of the appliances.
Villas: Caya, Elie Saab and June
The standalone villas of Caya and the Elie Saab collection, and the three-floor twin villas of June, are bigger homes with more glass and more outdoor space. Two things change:
- Visit length. A full clean needs more hours, or two cleaners working together so the house is done in one morning. The price scales per cleaner, per hour.
- The outside. Terraces, the Elie Saab roof terrace, paths and pool surrounds carry most of the dust. Outdoor cleaning is done by our outdoor crew with pressure-washing equipment and priced on the job. Our patio, garden and pergola cleaning covers it.
New keys: Raya now, Anya next
If you have just collected keys, or are about to, the order is: finish snagging with Emaar, have DEWA connected, deep clean the empty home, do the water tank and AC filters on the same day, book interior and exterior windows together so the tracks are cleared of construction sand, and plan a lighter second clean a few weeks after you move in. Our Raya handover guide walks through every step, and the same plan applies to Anya.
Handover weeks fill a whole cluster at once, so tell us early. Book the clean against the key date you are actually given, not a date from a listing site.
Moving in or out
Arabian Ranches 3 changes hands steadily, with many investor-owned homes, so tenancy changeovers are some of our most common AR3 bookings. The best time is the empty week between keys and boxes. A deep clean is quoted on the home's size and condition, and our guide on whether to deep clean before or after moving in explains the order.
The jobs an AR3 home should not forget
- Water tank. Every home here has its own tank. Dubai Municipality guidance is a domestic tank clean at least twice a year. Our water tank cleaning is quoted on the tank size and access.
- Mosquito nets. The sun makes mesh brittle, and evenings outside mean doors open at dusk. Mosquito net replacement is from 150 AED per window.
- Travelling? Our Home Care visits keep an eye on an empty AR3 home each week, from 199 AED a month, with a photo update after every visit.
How to book in Arabian Ranches 3
Send us your cluster, your home type and how often you would like a visit on WhatsApp. We confirm your cleaner, your day and your rate, and from then on it simply runs. Because we are based inside the community, free gaps in the day often go to AR3 homes, so same-day help is often possible. Everything we offer here is on our cleaning services in Arabian Ranches 3 page.

All sixteen: Anya, Anya 2, Bliss, Bliss 2, Caya, Caya 2, Elie Saab, Elie Saab 2, Joy, June, June 2, May, Raya, Ruba, Spring and Sun. Tell us your cluster and villa number when you book.
Are you really based in Arabian Ranches 3?
Yes. Twin Cleaners is based inside the community and 650+ AR3 households already use us. Our team starts the day minutes from your cluster.
How much does a maid cost in Arabian Ranches 3?
Housekeeping is 40 AED an hour with your products, or 50 AED with ours, with a two hour minimum. On a regular plan the rate drops to 36, 32 or 28 AED an hour at one, two or three visits a week, on sessions of three hours or more. Every rate includes VAT.
How many hours does an AR3 townhouse need each week?
Three to four hours covers most three and four bedroom townhouses. Bliss duplexes and triplexes need longer because of the extra floors and stairs, and the Caya, Elie Saab and June villas need longer visits or two cleaners.
Can I book a same-day clean in Arabian Ranches 3?
Often, yes. Because we are based inside the community, free gaps in the day's schedule can go to AR3 homes. Message us in the morning and we will tell you what is possible.
Why does my Arabian Ranches 3 home get dusty so quickly?
The desert edge is close and several clusters are still being built, so fine dust arrives every day. A fixed weekly clean, glass on a plan and AC filters cleaned every one to three months keep it under control.
Do you do handover cleans for Anya and Raya?
Yes. Handover deep cleans are one of our main jobs in the community. Book once Emaar's snagging is finished and before your furniture arrives, against the key date you are actually given.
