Most villa owners in Dubai can tell you when their AC was last serviced. Very few can tell you when the water tank was last opened.
That is the gap this article is about. The water that reaches your taps, your shower and your kettle has usually been sitting in a plastic or fibreglass tank on your roof or in your garden, in a climate that pushes that tank past 45°C on the outside for four months of the year. Nothing about that is unusual or alarming on its own. What matters is whether anyone has looked inside recently.
How often should a water tank be cleaned in Dubai?
Dubai Municipality guidance for domestic water storage tanks is a clean and disinfection at least twice a year. That is the number to plan around, and for most villas it works out neatly as one clean before the summer and one after it.
Some homes have reason to go more often:

The last row catches people out. A brand new villa has had water standing in its tank through construction and handover, sometimes for months, and a first clean before you move in is the cheapest peace of mind in the whole move.
Why the tank is the thing that gets forgotten
A water tank has no warning light. It does not get louder when it needs attention, and the water leaving it usually looks perfectly normal even when the base of the tank has a layer of fine sediment in it. By the time something is obvious in the glass, it has been developing for a long time.
Three things happen inside a Dubai tank that do not happen in a cooler climate:
Sediment settles and stays. Fine dust and mineral solids drop to the base and are never disturbed, because water is drawn from above them. They build a layer that is only removed by physically scrubbing it out.
Warmth encourages biofilm. A thin film can develop on the inner walls of any tank that holds water at a warm temperature. It is the usual cause of a faint musty or metallic taste that people put down to the water supply itself.
Sunlight reaches the water. Where a tank lid does not seal properly or the material has thinned with age, light gets in, and light plus warmth is what turns a clean tank into a green one.
None of this is a reason for alarm about Dubai's water supply, which arrives treated and safe. It is a reason to look at the last few metres of the journey, which is the part that belongs to the homeowner.
Why after a summer away is the moment to do it
If your villa was empty for six or eight weeks, the tank was not resting. It was holding the same body of standing water at rooftop temperature for the entire time, with nothing being drawn off and nothing fresh coming in.
That is the single worst condition you can leave a tank in, and it is exactly what happens to thousands of Dubai villas every July and August. Families come home, run the taps for a day, decide the water smells a bit odd, and assume it will clear. Sometimes it does. Often what they are smelling is a tank that needs opening.

What a proper water tank clean actually involves
It is worth knowing what you are paying for, because "tank cleaning" covers a wide range of thoroughness in this market.
A full clean is four stages:
1. Drain. The tank is emptied completely, including the sediment layer at the base that a partial drain leaves behind. 2. Scrub. The interior walls, base and lid are manually scrubbed. This is the stage that separates a real clean from a rinse, and it is the reason the tank has to be emptied rather than flushed. 3. Rinse. Loosened sediment and residue are flushed out and removed, not left to resettle. 4. Disinfect. The interior is treated with a potable-grade sanitiser suitable for drinking water storage, then rinsed and refilled.
For a standard villa tank the whole process takes a few hours, not a day. You are without tank water during it, so most families book it for a morning and plan around that, or have it done on a day they are out of the house anyway.
Ask any company you consider three things: whether the tank is fully drained, whether the interior is manually scrubbed, and what sanitiser is used. The answers tell you more than the price does.
Should you do it yourself?
We would not recommend it, and not for the reason you would expect. The cleaning itself is not complicated. The problems are that a rooftop or partially enclosed tank is a confined space, that the sanitiser has to be the right product at the right concentration for water you will drink, and that a tank refilled before it is properly rinsed is worse than one left alone.
If you do handle it yourself, at minimum do not work alone, do not use household bleach as a substitute for a potable-grade sanitiser, and do not skip the rinse stage.
