The Villa is one of the most distinctive communities in Dubai. Its Spanish and Mediterranean-style homes, with terracotta roofs, arched colonnades and private courtyards, feel nothing like a typical Dubai villa. They are also some of the largest family homes in Dubailand, and that changes how they need to be cleaned.

This guide covers what each cluster is like, the parts of a courtyard villa that need special care, and how families in The Villa keep their homes looking the way they did on the day they moved in.

The Villa is arranged into four main clusters, with custom-built homes alongside them.

Why a courtyard villa is different to clean

A courtyard villa is built to bring the outside in. That is what makes it beautiful, and it is also where most of the cleaning work comes from.

  • Courtyards funnel dust inside. An open courtyard collects sand, leaves and bougainvillea petals, and every time the doors open some of it comes into the house. A courtyard that is kept clean means a house that stays clean for longer.
  • Arched and floor-to-ceiling glass. These villas have a great deal of glass, much of it arched or set high. Our window cleaning uses pure water and a pole system, carries a 7-Day Rain Guarantee, and saves 15% on a monthly plan.
  • Ledges, niches and beams. Arches, alcoves, exposed beams and decorative niches gather dust that a quick clean never reaches. A proper deep clean works through them top to bottom.

Terracotta and natural stone: use the right products

Many villas in The Villa have terracotta tiles, natural stone or marble underfoot, especially in courtyards and entrance halls. They are hard-wearing, but they do not forgive the wrong product.

Acidic cleaners, including many bathroom and limescale products and anything with vinegar or citrus, can etch natural stone and dull terracotta for good. These floors want pH-neutral products and a damp mop, not a strong chemical and a scrubbing brush. Our teams match the product to the surface. If you book a visit using your own products, please make sure they suit your floors, and if you are unsure, ask us first.

Housekeeping for a large villa

Most homes here are four to six bedroom villas across two floors, often with a maid's room, a large kitchen and several living areas. A weekly clean for a home that size runs longer than for a townhouse, and many families prefer two cleaners working together so the house is finished in one morning.

Our housekeeping service gives you the same vetted cleaner, or the same pair, every visit. It is 40 AED an hour per cleaner when you provide the products, or 50 AED when we bring everything, with a two hour minimum. On a regular plan the rate drops to 36, 32 or 28 AED an hour at one, two or three visits a week, on sessions of three hours or more. See our cleaning plans for the full detail.

The courtyard, the garden and the pool surround

The outside of a villa in The Villa is as much a part of the home as the inside. Courtyard tiles, fountains, colonnades, garden paths and pool surrounds all need regular attention.

Outdoor cleaning is a specialist job with its own crew, pressure-washing equipment and methods for stone and terracotta. The jobs a large villa should not forget

  • Water tank. Villas here have their own water tanks. Dubai Municipality guidance is a domestic tank clean at least twice a year. Our water tank cleaning is quoted on the tank size and access.
  • AC filters and vents. A large villa can have eight or more indoor units. Filter and vent cleaning is from 199 AED per unit, with 10% off for three or more.
  • A yearly deep clean. A deep clean once or twice a year resets the ledges, grout, kitchen and inside the appliances, so weekly housekeeping stays quick and light. It is quoted on your home's size and condition.

How much does housekeeping cost for a villa in The Villa?

Yes. Custom-built villas all have different layouts, so we quote from your photos and bedroom count, and for larger homes we may suggest a short visit first so the price is accurate.

What does a deep clean cost in The Villa?
