The outdoor season in Dubai is short and it has just started. Twin Cleaners cleans outdoor cushions and seating by hot-water extraction from 75 AED per seat, materials and VAT included, and outdoor rugs are quoted by size and material. Most villas get the paving washed and the pergola wiped, then put five months of dust straight back on the terrace by dropping the old cushions on top.
This is the half of the job that gets skipped. Not the floor, not the glass, but the things you actually sit on.
The part nobody cleans
Think about what happened to your outdoor furniture since May. Either it sat out under covers in forty-plus degrees, or it went into a store room or a garage. Both are hard on fabric, in different ways.
Covered outside, cushions bake. The foam dries out, the fabric fades on whichever side faced the sun, and fine dust works in under the covers every time the wind gets up. Covers keep the worst of it off, they do not seal anything.
Packed away inside, the risk is the opposite. If anything went into storage with moisture still in it, whether from a wash, a rain shower or just humidity, it has spent the summer in the dark in a closed bag. That is where the musty smell comes from when you pull them out in October, and it is not dust, it is mildew in the foam.
Either way, the cushions you are about to sit on have had a harder five months than the paving has.
Why hosing a cushion down does not work
The instinct is to take them outside, hose them, and leave them in the sun. It feels thorough. What it actually does is push the surface dust deeper into the weave, soak the foam core, and then dry the outside long before the inside.
A cushion that is dry to the touch can hold water in the foam for days in humid weather. That is how a cushion that was only dusty in October becomes a cushion that smells in November.
Professional extraction works the other way round. The fabric is pre-treated where it is marked, then heated solution is injected and drawn straight back out under vacuum, so the dirt leaves with the water instead of sinking. Outdoor fabrics are usually synthetic and robust, which means they take the method well and dry fast.
Outdoor rugs hold more sand than indoor ones
An outdoor rug has a harder life than anything inside the house, and the reason is the sand rather than the use.
Indoors, most of what lands on a rug is soft household dust. Outdoors it is dry desert sand, and it arrives constantly. Sand is heavy relative to dust and it is sharp, so footfall walks it straight down to the base of the pile where it sits against the backing. Shaking a rug out moves the top layer and almost nothing else.
That grit is what wears the rug out. Every time somebody crosses it, sharp particles grind against the bottom of the fibres and cut them. The rug does not look dirty while this is happening, it just slowly looks flat and tired, and by then the damage is done.
Flat-weave synthetic outdoor rugs, which is most of what gets used on Dubai terraces, clean up very well with extraction because there is no deep pile to hide in and the fibres do not mind water. Natural-fibre rugs left outdoors are a different conversation, and we check the material before we touch it.
Parasols, shade sails and the pergola fabric
This is the genuinely forgotten one. Nobody looks up.
Shade fabric collects everything that falls on it and then holds it: dust, bird mess, bougainvillea, and in the damp months a grey-green bloom that is the start of mildew. It sits directly above where people eat. Most of it has not been cleaned since it was installed.
Parasol canopies usually come off their frames, which makes them straightforward. Fixed shade sails and pergola fabric are cleaned in place. If your pergola has outdoor curtains or drops, those are cleaned the same way we handle indoor curtains, with the fabric treated where it hangs.
The majlis and the covered seating
If you have a majlis or a covered outdoor sitting area, it is used all year rather than seasonally, and it needs a different rhythm from the rest of the terrace.
Covered seating does not get rained on and it does not get the full sun, so it looks fine for a long time. What it collects instead is the slow stuff: body oils in the armrests and backs, food and tea, and dust that drifts in sideways and is never washed off by anything. Deep seating cushions are thick, so there is a lot of foam for that to settle into.
Once a year through the seating, done properly, is usually enough for a covered majlis. Twice if it is in daily use.
Keeping the terrace usable from now until April
The season runs roughly six months and the mistake is treating it as a one-off clean in October.
- Bring the cushions in, or cover them, when they are not in use. Not because of rain, because of dust. A cushion left out all week collects far more than one that lives in a box between weekends.
- Shake and lift the rug weekly rather than sweeping around it. Sand migrates under the edges and stays there.
- Deal with spills outdoors the same way you would indoors. Blot, do not rub, and do it in the first minute. Outdoor fabric is more forgiving than indoor fabric, but sugar and oil still set.
- Rinse the shade fabric after the first proper rain. Rain moves the dust around rather than removing it, and what it leaves behind dries into streaks.
- Book one mid-season clean around February. The terrace takes its heaviest use between December and March, and a second pass then keeps it good until the season ends rather than limping to April.
What it costs
These are our published prices, and all of them include materials and VAT.
| Item | Price |
|---|---|
| Outdoor seating and cushions, per seat | from 75 AED |
| Outdoor dining chairs, per chair | from 49 AED |
| Outdoor rugs | Custom quote, by size and material |
| Parasols, shade sails and pergola fabric | Custom quote, by size and access |
| Patio, paving, pergola structure and pool surround | Custom quote, by area, surface and access |
Outdoor seating is priced per seat exactly like indoor upholstery, so a six-seat outdoor sofa is six seats. Rugs and shade fabric are quoted rather than listed because size, material and how they are fixed change the job more than anything else.
The sensible way to book it is as one visit. The team, the machines and the set-up time are the same whether they clean the cushions or the cushions and the rug and the paving together, so combining the soft furnishings with a patio and pergola clean is better value than splitting them across two visits. Get an instant quote, or send us a photo of the terrace on WhatsApp and we come back with a firm price the same day. Every job carries our 24-Hour Re-Clean Promise.
One thing we need from you: the area clear before we arrive. Anything you would not want wet, including bikes, tools, toys and anything electrical, needs to be out of the space rather than moved aside once we start.
We do this across the villa communities on our regular routes, from Arabian Ranches and The Valley to Damac Hills, and the rest are on our areas we clean page. If the indoor sofas are due at the same time, the sofa cleaning guide covers how that side works.
Frequently asked questions
How much does it cost to clean outdoor cushions in Dubai?
Twin Cleaners prices outdoor seating per seat, from 75 AED, with all materials and VAT included. A six-seat outdoor sofa counts as six seats. Outdoor dining chairs are from 49 AED each, and rugs and shade fabric are quoted individually because size and material change the job.
Can outdoor cushions be cleaned without taking them away?
Yes, in almost every case. Outdoor cushions are cleaned where they are, on the terrace, using hot-water extraction. Synthetic outdoor fabric dries quickly in the cool season, so the seating is usually usable again the same day with the covers left off to air.
Will cleaning get rid of the musty smell from storage?
Usually yes, because the smell lives in the foam rather than on the surface, which is exactly what extraction reaches. A deodorising treatment is part of the clean. Where mildew has been in a cushion for a long time and has stained through, we will tell you honestly on the day whether it will fully clear.
How often should outdoor furniture be cleaned in Dubai?
Once at the start of the cool season and once around February suits most villas, because the terrace takes its heaviest use between December and March. A covered majlis in daily use is worth doing twice a year as well.
Do you clean outdoor rugs and artificial grass?
Yes to outdoor rugs, which are quoted by size and material. Artificial grass is handled differently, as a brushing and sanitising add-on to our patio and garden service rather than as a rug clean.
Should I clean the cushions or the paving first?
Cushions and rugs first, hard surfaces last. Pressure washing throws spray and fine mist well beyond the spot being cleaned, so anything soft that is already back in place will catch it. Doing the floor last means nothing clean gets re-wet.
