A Dubai villa faces three things every summer: heat that pushes the AC to its limit, humidity that feeds mould in closed rooms, and fine desert dust that settles on every surface it can reach. For many families there is a fourth: several weeks away, with the house standing empty through the hottest part of the year.
This guide covers all of it. Whether you are travelling, staying, or already thinking about the return in August, here is exactly what your villa needs and when.
If you are travelling this summer
The single biggest mistake is switching the AC off completely. In Dubai's summer humidity, a sealed villa with no air movement grows mould on walls, wardrobes and soft furnishings within weeks. The right approach is to leave the AC running at a reduced setting so it keeps humidity in check while you are away. Our full guide to the right AC setting for an empty villa explains the exact settings and why they work.
Before you lock the door, work through a proper close-down: fridge, bins, drains, laundry, water points, blinds and more. The villa closing checklist takes about two hours the day before you fly and prevents almost every unpleasant surprise families come home to.
The last piece is having someone actually look at the house while it stands empty. Our Home Care visits, from 199 AED per month and currently available in Arabian Ranches 3, are scheduled check-and-report visits where we walk the villa, check for leaks and AC issues, make sure doors and windows are secure, and send you a photo report after every visit.
If you are staying in Dubai
Summer in the city is a dust season. Winds pick up, construction continues, and the fine grey film returns within days of every clean. The fix is method, not effort. Cleaning top to bottom with microfibre, trapping dust rather than moving it, and controlling the entry points make the difference. Our guide to the dust problem in Dubai homes covers the full routine.

Two jobs matter more in summer than any other time of year:
- AC filters and vents, every 1 to 3 months. The system runs almost continuously in summer, and dirty filters recirculate dust, strain the unit and push up your DEWA bill. An AC filter and vent clean is from 199 AED per unit, with 10% off when you book three or more units.
- Windows after every sandstorm. One storm undoes a month of clean glass, and summer brings several. A professional window clean restores the view in a single visit, and the monthly plan saves 15% compared with booking one-off.
Coming back in August
Every villa that stands closed for the summer is dusty when the family returns. The dust settles evenly on every surface, the air goes stale, and a quick tidy will not fix it. We wrote a full guide to why a closed-up villa gets so dusty and how to reset it.
The short version: book a welcome-home deep clean timed for a day or two before you land, so you walk into a fresh villa instead of spending your jet-lagged first week cleaning it. The deep clean reaches the places the summer filled with dust, from wardrobe tops and skirting boards to the soft furnishings holding the closed-up smell.
Add the water tank to the same visit. Dubai's guidelines require water tanks to be cleaned twice a year, and the end of summer is the natural moment, because the water has sat warm and still for weeks. One booking covers both.
Your summer at a glance
| When | Situation | What to do |
|---|---|---|
| Early July | Departing | Run the closing checklist, set the AC correctly, arrange Home Care visits |
| July to August | Staying in Dubai | Keep the dust routine going, clean AC filters, book windows after each sandstorm |
| Late August | Returning | Book the deep clean for a day or two before landing, add the water tank clean |
| September | Everyone | Full reset, windows and AC filters done, normal cleaning schedule resumed |
Book it once, forget it
The whole summer can be arranged in one WhatsApp conversation. Tell us your travel dates and we will build the plan around them: the pre-departure clean, the visits while you are away, the deep clean timed to your return, and the tank clean on the same day. You fly, we watch the house, and the first thing you feel when you open the door in August is that you are home.
